To whom it may concern, I am writing regarding the rental property located at {{Redacted}}, specifically the fence on the north side of the property. My husband previously contacted your company approximately two months ago to report the condition of the fence, but according to the tenant, no inspection or repair has occurred.

The fence appears significantly rotted and structurally compromised. There are currently three dogs on their property, and we are increasingly concerned that the fence may fail and allow the dogs access into our backyard. Because of the condition of the fence, I no longer feel safe allowing my child to play alone in our backyard, and I am also concerned for the safety of our own dogs. We understand that the fence belongs to the rental property, and we have respected the instruction not to touch or alter it ourselves.

However, the current condition presents what we believe to be a legitimate safety concern that requires attention. We are respectfully requesting that AMH Rentals arrange for an inspection and necessary repairs to the fence as soon as possible. This letter is intended to formally document our concerns and prior attempts to report the issue. Thank you for your prompt attention to this matter.

Regardless of their fence and the tenant having dogs, why not be more concerned with putting up your own fence? Also, this is a third party site, not contact for the management company.

If you want to formally document anything/concerns, you need proof of delivery. USPS certified mail or delivery by courier.

Dear American Homes 4 Rent Customer Service,

I am writing to file a formal complaint regarding the conduct and handling of my move-out process by property manager Matthew Jarvis at American Homes 4 Rent.

I was a tenant at one of their properties in Knightdale, NC 27545 from 2018 to 2025. During my 8-year tenancy, I consistently paid rent on time, took care of the property, and had no significant issues until Mr. Jarvis took over as property manager.

The issues I am reporting include:

Failure to Provide Move-Out Assistance:

Mr. Jarvis sent an email with instructions for returning the keys, but the message would not load. I emailed him directly to ask how to return the keys, and he never responded. I had to call the main office the day after I moved out. A representative confirmed my information and helped me return the key. Despite this, I was charged an extra day of rent even though Mr. Jarvis admits he failed to reply to my request for help.

Unjustified and Excessive Charges After Move-Out:

I was denied the return of my $1,395 security deposit and was billed an additional $852.75. These charges include:

$69.70 for batteries and light bulbs

$1,670.40 for interior painting, even though I was told during move-in that after three years, repainting was standard and that priming the walls would be sufficient

Charges for pressure washing, despite the fact that I had to hire someone myself during my lease when the company refused to maintain the exterior

Refusal to Maintain Property While Occupied:

When a storm damaged our mailbox, we were incorrectly told it was our responsibility to replace it until I sent documentation of tenant rights.

Pressure washing was denied despite visible buildup on the exterior. We paid for that service ourselves.

We were not offered a pre-move-out inspection, but we were still heavily billed after the fact. I was a loyal, long-term tenant who paid over $46,000 in rent to AMH. The handling of my departure under Mr. Jarvis was unprofessional, unfair, and financially damaging. It stands in stark contrast to my previous experience with the company.

My husband has made several calls to Mr. Jarvis's office to no avail.

Our experience with AMH has been nothing short of frustrating. We moved into one of their homes mid-December, 1,500 miles away, sight unseen.

While we were familiar with the area (having lived here before), we didnt expect the house to be in the condition it was in. When we arrived, the house was utterly disgusting, and it was clear that it had not been properly maintained or cleaned in months. We had to clean the house ourselves before we could move in. The issues didnt stop there.

Most of the outlets in the house don't work, which we thought would be addressed immediately, but instead, AMH has continues to ask us what materials they need to fix them. It's outrageous that we, as renters, have to specify what materials are needed to fix basic utilities like electrical outlets, especially when we're paying over $2,500 in rent.

The lawn was not cut before our arrival, and the palm tree outside was completely dead. I submitted a work order, and AMH claimed the lawn was taken care ofbut as you can see from the pictures, it clearly wasnt.

Within days of moving in, we experienced a sewage backup, and the alarm on our house was going off. I called AMHs "emergency line" and was put on hold for about 10 minutes.

Once someone finally answered, they simply created a work order but couldnt guarantee when someone would show up same day. We were unable to use the dishwasher, wash clothes, or shower for the fear of worsening the backup.

After AMHs response, we contacted the CIty ourselves, and they came out the same day, repaired the problem, and took care of everything. I guess the City thought this was indeed an emergency. That Football Sunday was spent dealing with the city plumber while AMH just created a work order.

The following day, AMH texted saying someone would come "when they could," but the driver was coming from far away. Again, not my problem.

Additionally, the ice maker doesn't work, and we moved in with a water filter that needs to be replacedtwo simple things that should be ready for us, especially considering we drink a lot of water and sometimes enjoy ice cubes. AMH told me their technicians couldnt complete the work because theyre not qualified to handle the filter or ice maker issue.

Now, almost a month into our move, the lock box is still on the door. It's been an incredibly frustrating and disappointing experience, and weve spent more time dealing with basic problems than enjoying our new home.

Ive been in contact with Mary Beth at corporate, Melanie Sotomayer, our supposedly regional manager, Vanessa Orengo, Resident Maintence Specialst, and we continue to be told that the "district manager" Daniel Dominguez, will be addressing our concerns.

Unfortunately, at this time, we havent heard from him.

Can someone within AMH Management, just contact us and be fair and honest that you dropped the ball here? Its incredibly frustrating to be given the runaround and feel like no one is truly taking responsibility for the issues weve been dealing with.

We just want the basic expectations of living in a homeworking utilities, a clean environment, and timely repairs. Instead, were left with unresolved problems and no real communication from the people who are supposed to help.
